There is no secret. The policy is public, the evidence is public, and the skill is in assembling it.
Urban has been a nine-person practice since 2018, working across planning, transport and public realm. We have run ninety-one applications since 2012 and seventy-three were approved; all ninety-one are listed on this site with the decision and the reason.
Publishing the refusals costs us work and is the single thing clients mention most often when they explain why they rang us. A practice that only shows you its wins is telling you something about its record, just not the thing it intends.
About one engagement in six is for a residents’ association or community group at roughly a fifth of our commercial rate. We will not act against a group we have previously advised, which has cost us two large instructions and was worth it both times.
